Turning Point Ministries wants our homeowners to have the benefit of a community, so rather than build individual homes in a variety of locations, we develop neighborhoods. The neighborhoods have a Home Community Association (HCA) which is run by Turning Point Ministries until the neighborhood is completed and the homeowners become responsible for the management of the HCA.
We are currently seeking land for our next neighborhood. Please contact us to share information that might help with that endeavor.
Heritage Village is the neighborhood where we are currently building. It is located between Thatcher and Hurd on the west side of Fretz (between Danforth and Second).

- Cheyenne Middle School: 6-8, 1.7 miles
- Edmond North High School: 9-12, .7 miles
Legacy Station was our first neighborhood. It is located just west of Broadway, between Thatcher and Edwards.
Financial need is considered as part of our application approval process for future homeowners. The income of all persons living in the home, including child support, social security benefits, etc., is considered when reviewing applications. Financial need is determined by the following income parameters:
Our homes are not custom built, so lot selection, plan changes, and decorating selections are determined by Turning Point Ministries. However, on a case-by-case basis, we may be able to accommodate some physical disabilities. Following an applicant’s successful qualifying and completion of volunteer hours, our completed homes are available on a first come, first serve basis.
If the combined annual income of all persons living in the home is below the parameters listed above, a family should meet our financial need criteria. A household with a combined annual income above the limits listed above may also qualify due to extenuating circumstances that would warrant further consideration. These type of situations will require an affirmative vote from our board. Priority is given to applicants that have a need to live in Edmond.

While Turning Point Ministries serves those with financial need, future homeowner’s income must be high enough to qualify for a home mortgage. Currently, an applicant will need to earn a minimum of approximately $36,000 in order to qualify for a loan in the amount needed to purchase one of our homes. In addition, applicants must have, or be able to attain good credit and have at least $1,000 for a down payment.
Applicants must be a legal adult and a U.S. Citizen or a Resident Legal Alien and must personally occupy the residence on a permanent basis. (Full-time students must intend to make the home their permanent residence.)
Turning Point Ministries partners with our applicants on their path to home ownership. Applicants must be willing to work through our process in a timely manner. The process requires a willingness to fulfill home buyer and financial education classes, undergo and execute a budget and planning process. Additionally, all of our homeowners are required to contribute substantial “sweat equity” on Turning Point building projects.
Turning Point complies with the Federal Equal Credit Opportunity Act. This act prohibits creditors from discriminating against credit applicants on the basis of race, color, religion, national origin, sex, marital status, age (providing the applicant has the capacity to enter into a binding contract); because all or part of the applicant’s income derives from a public assistance program; or because the applicant has in good faith exercised any right under the Consumer Credit Protection Act.
